Q: What determines the rent for my property?

A: Ultimately the rental market. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions.  You will determine the final rent prior to advertising the property. 

Q: Who pays for the marketing of my property?

A: We pay for all signage and labor costs related to marketing your property for rent.  We will also place your property on our website and our rental listing hot sheet as part of our service.  If the owner wants additional advertising the owner pays for the cost of advertising the available property on the Internet or in local periodicals.

Q: If I want to do additional advertising to help my property rent quickly, what are my options?

A: We believe the best option for advertising available properties is our Internet Marketing Program. 

  • We are able to list your property on over 25 of the most used rental related websites for one month for $195. 
  • Your property will have a dedicated page and internet ads can be more comprehensive than newspaper advertisements.
  • These websites drive unlimited leads which we will track for you. 
  • Local and out of state renters are able to search for a rental prior to their moves. 

Q: What is typically involved in preparing a property to be rented?

A: Generally, you should expect to make the property move-in ready for a tenant. Your property will rent quicker and demand a higher rental value if it is in good condition.

Q: How are tenants selected?

A: Our background check is thorough and comprehensive to ensure we select quality tenants.  We carefully screen each prospective tenant application and verify rental history, employment, and obtain a report which includes credit, evictions and criminal history. 

Q: Who pays for maintenance and repairs to my property?

 

A: The owner pays for maintenance and repairs, unless in rare cases the tenant has agreed to assume responsibility.
